Why We Don’t Have a ‘Standard Price List’

One of the most common questions we receive at Tapscott Homes is, “Can you send me a price list?” While we completely understand that budget plays a huge role in choosing your builder, the reality is that we are not your run of the mill, volume focused project builder and we are committed to giving you accurate pricing, rather than hitting you with unexpected costs during your build, which happens time and time again with other builders. Offering prospective customers with a stock standard pricelist without knowing the specifics can be misleading and that is not what we are about. At Tapscott Homes, we offer Fixed Price Contracts so from the day you start the build, you know the costs, without variation charges or hidden costs. The following reviews just a few of the variables that we take into account to ensure that when we offer you pricing, we have fully scoped your project and we are not misleading you in any way :

1. Site Conditions Vary

Every block of land is different, and site conditions can significantly impact the cost of construction. For example, a flat block will be more cost-effective to build on than a sloping site, which may require additional earthworks or retaining walls.

2. Brick Veneer vs. Cladding

The type of exterior finish you choose affects the price. A home built with brick veneer will have a different cost compared to a clad home, due to material and labour differences.

3. Stumps vs. Slab

Is your home being built on a concrete slab or stumps? A slab is generally more cost-effective on a flat site, while stumps may be necessary for sloping sites or areas prone to flooding.

4. Soil Type Matters

Before building, we need to conduct a soil test to determine its type. Highly reactive soils, such as clay, can require additional foundation work, which increases the cost.

5. Sewer and Water Connection

Some sites are already connected to sewer and water, while others require new connections or septic systems, all of which add to the overall cost.

6. Flat vs. Sloping Sites

A flat block is easier and cheaper to build on, whereas a sloping block may require excavation, retaining walls, or split-level construction, which all impact the final price.

7. Bushfire Attack Level (BAL) Considerations

If your site is in a bushfire-prone area, additional construction measures may be needed to comply with BAL ratings. This could include fire-resistant materials and specific glazing, affecting costs.

8. Noise and Flood Overlays

If your property is located in an area with noise restrictions or flood overlays, additional requirements may be necessary, such as acoustic insulation or raised foundations.

9. Ceiling Heights

Higher ceilings add a beautiful sense of space to your home but also increase the amount of materials and labour required, which influences the final price.

10. Window and Security Upgrades
